All fees are in pounds sterling and are confirmed in writing before any work starts. Additional search rounds are charged at £65 and are only run with your agreement.

Each fee pays for a defined piece of work with a clear end point. You are not buying a promise of a property, a share of a transaction or access to a database — you are buying research, comparison and a written record of both.

Costs that sit outside our work
We do not provide these, and our fees do not cover them:
- Surveys, structural reports and valuations
- Legal and conveyancing work
- Mortgage advice, arrangement or product fees
- Stamp duty and other taxes
- Searches, removals and any works to a property
- Viewing travel and any costs you incur
If you need one of these, we will tell you which type of professional to approach. We do not accept introducer fees from anyone we point you towards.
The practical ones
Do you charge commission when I buy a property?
No. There is no commission, no percentage of the purchase price and no success fee. The fee for each piece of work is fixed and agreed before we begin.
When do I pay?
Fees are payable before the work begins, so there are no surprises later. The fee and the scope are confirmed in writing first.
What if I change my requirements partway through?
Amendments to the brief within the agreed scope are included. If you widen the areas or change the brief substantially, we will quote for an additional search round at £65 and only run it if you agree.
What happens if a search finds nothing suitable?
You still receive the research, the sources and a written explanation of what the market looks like against your brief. If a refund would be fairer in the circumstances, we will say so and arrange it.
